Scared to Submit the Offer?

Don't Hesitate, Your Protected! 

Are you scared to commit to an offer. Have you yet to figure out what type of loan you want to use? What happens if the roof needs to be fixed? These questions can make you think twice about submitting an offer on a home, even if it is a great deal!

No worries, as a Realtor I understand the purchase of a New Home is a big decision. That is why I have made this guide.

​Here you will find several ways you are protected, as a buyer, in the case something doesn't turn out the way you would like. 
Your contractual agreement doesn't start until both parties have agreed to all the terms of the contract. Once your offer has been accepted by the seller, you enter what is known as the Option Period, the first protection period. The option period is always negotiated into the contact before it has been accepted by both parties. The Option Period is there for you, as a buyer, to conduct the needed inspections on the home. If the inspections turn up a big flaws in the home, you will be allowed to back out of the contract with No Penalty. Keep in mind you only have until the last day of the Option Period at 5 pm to back out.
The Second Protection Period is usually 10 days after the Option Period. The buyer has a certain amount of days to obtain Buyer Approval for the Loan. If and when the bank doesn't approve the loan, before the deadline is up, you are able to back out of your contract and still have your initial Deposit, earnest money, returned. 

So next time you are looking to make an offer on your future home, don't hesitate! You are protected!
